Every homeowner knows that with the joy of owning a house comes a lot of responsibilities. This is especially true if your property is in Spain, and you only visit during holidays, leaving the house empty for the rest of the year. Issues like leaks, noisy neighbors' parties, or, worst of all, attempted break-ins can arise. There’s plenty to worry about! That’s why it’s crucial to have someone look after your home while you’re working in your own country, counting down the days until your next trip to sunny Spain. Wouldn’t it be great if your house could report to you every month that everything’s fine? While houses can’t quite do that yet, our agency is here to be the link between you and your property in Spain!

We offer a Concierge Service in Spain, designed for this purpose.

With monthly visits to your property, site inspections, and photo or video reports sent directly to your phone, we help you keep everything under control.

How does it work?

Our specialist will inspect your home according to a 10-point checklist:

• Inspection of the front door locks for signs of forced entry.
• Window inspection for external damage.
• Visual inspection of living spaces.
• Visual check for leaks in bathrooms and kitchens.
• Inspection of the terrace, patio, outdoor structures, and solarium.
• Ensuring that interior doors are open for proper air circulation.
• Ensuring that the refrigerator, dishwasher, and washing machine doors are open.
• Checking the electricity supply.
• Checking the water supply.
• Ensuring that electricity and water are turned off (if required).

Additionally:

• We ventilate the house to prevent harmful black mold and keep you healthy.
• We collect and store your mail, and upon request, we can open and read letters for you. This is especially convenient if a bill arrives, helping you avoid late payment penalties.
• We store your keys in our safe. This could be an extra set in case the door slams shut or if your friends arrive for a holiday.*

*Keys are only given to the owner or to someone authorized in writing by the owner, who presents a passport or another form of valid identification in Spain.

*The provision of these services is charged additionally based on the hourly rate of the respective specialists.

Our monitoring and your peace of mind under an annual subscription are priced as follows:

• Standard price: €600 per year.

Special rates are available for premium program members and clients who purchased their property through Granfield Estate:

• For apartments: €390 per yearFor apartments: €390 per year, equivalent to €32 per month.
• For houses or townhouses: €490 per yearFor houses or townhouses: €490 per year, equivalent to €40 per month.

This is much cheaper than regular trips to check on the house.

The service is provided in the regions of Torrevieja and Orihuela Costa. For properties located outside these regions, an additional charge of €1.4 per kilometer applies.

If an unscheduled visit is needed, the cost of an additional visit is €40.
