When choosing a good area to buy property on the Costa Blanca coast, you will undoubtedly come across Orihuela Costa and discover that it stands out from other areas due to its advantages. What are these advantages? The sea, beaches, 600 sunny days a year? Well, they write that about the whole Costa Blanca. So what is Orihuela Costa all about?
When you want to analyze the availability of infrastructure, the quality of beaches, and convenient transportation links, and try to find Orihuela Costa on the map, you will most likely get confused and lost. This is because it is not a settlement, but a combination of several elite towns on the Mediterranean coast between the cities of Torrevieja and San Pedro del Pinatar. It sounds complicated, so we drew a map.
The Orihuela district, located in the south of the province of Alicante, is highlighted in green. “Costa” means coast in Spanish, so it is logical that Orihuela Costa is the part of Orihuela located on the Mediterranean coast. Cabo Roig, La Zenia, Playa Flamenca, Dehesa de Campoamor, and Punta Prima – these are the places to look for on the maps. However, part of Punta Prima, approximately up to McDonald's, belongs to Torrevieja. These are urban settlements consisting entirely of large urbanizations (residential complexes or several townhouses united by a common fenced area with their own infrastructure - pools, sports and playgrounds, gardens, green areas, parking).
Property in Orihuela Costa is mainly bought by residents of Central and Northern Europe. More than 70% of the residents are foreigners, so many of them live for years without feeling the need to learn Spanish and easily get by with a basic knowledge of English. Orihuela Costa has the highest number of second residences on the Costa Blanca coast, in other words, vacation homes of wealthy Europeans. But this does not mean that it is deserted in winter, as the climate allows enjoying the sun almost all year round (average temperature of 18 degrees, very few rainy days). Many property owners prefer to spend the winter in Orihuela Costa and escape the hot July and August in their native northern latitudes.

If in 2000 there were about 5 thousand residents in Orihuela Costa, now there are at least 45 thousand. And this is in the low season! Interestingly, since most property owners in the region are foreigners and do not have registration in Orihuela Costa, the municipality uses winter water consumption to estimate the number of actual residents, as the number of tourists from all over the world breaks records in the high season.
What to do in Orihuela Costa?
First of all, it is, of course, beach recreation. The length of the beaches is 16 km. Orihuela Costa has 11 bays with beautiful golden sand beaches. Orihuela's beaches have the highest number of European quality certificates and awards per square kilometer in Spain. Of course, you can rent anything on the beaches: from sun loungers and umbrellas to boats and yachts. Surfing courses, flyboarding, diving, extreme water sports.
A significant leap in the development of the region occurred with the opening of the largest shopping center in the province of Alicante, La Zenia Boulevard. A very popular place: up to 29 thousand visitors at a time, 160 stores, 32 restaurants, an entertainment area with attractions, evening shows, a casino, fountains, and costume parades on holidays, all with environmental care. La Zenia Boulevard continues to be in the spotlight and meets the growing demands of tourists and locals. Other activities in Orihuela Costa include karting, paragliding, buggy and quad bike rides. New housing construction in Orihuela Costa continues, along with the increasing number of new residents, the region's infrastructure is growing and developing. All conditions are provided for this: branches of state and municipal institutions, administrations, tax offices, sports facilities, banks, medical centers, schools, including private international ones. Previously, any document required a trip to Orihuela, the one 35 km away. Now most issues can be resolved on-site.
But it also causes inconveniences. The single-lane section of the N-332 highway, which territorially belongs to Torrevieja, has long needed expansion, and this is promised before every election, but it is still unclear how to do this. The problem is that along this section of the road are a cemetery, water treatment facilities, and orange groves. Coordinating everything with everyone is not an easy task. As a result, in summer there is a 4 km traffic jam here, which ends as soon as Orihuela Costa begins and the road becomes two lanes.
An undeniable plus of Orihuela Costa is the low-rise construction with nature spots. These are not cramped old Spanish towns; there is space and the atmosphere of a European resort. Privileged residential complexes, modern urban planning rules, open views, green areas, bike paths, all distinguish Orihuela Costa favorably.
Of the minuses - without a car, it will be difficult, the downside of space is the large distances. But driving along the road by the magnificent sea through beautiful places to your new home in Spain is a separate pleasure you deserve.
