But even if you don’t find your dream home among the two thousand properties listed on our site, we don’t want to limit your choices. We are ready to arrange viewings and gather additional information on any property for sale in our region. The largest and most popular property portal in Spain is, of course, Idealista. Both real estate professionals and private individuals use it.
You can independently choose any property on platforms such as Idealista, Fotocasa, or directly from an owner, and then send it to your personal agent from Granfield Estate for analysis.
How the Agent Works and Property Inspection
Your agent will arrange viewings and personally inspect the property with you. Our agents won’t try to push you into any particular option; they will simply give an honest assessment of the pros and cons based on your request. In addition, they will help clarify important issues, such as taxes, property maintenance, and the possibility of obtaining a tourist license.
Negotiating with the Owner: Can You Lower the Price?
Of course, you can! We know the market and real prices very well, which allows us to negotiate with owners based on solid arguments. Typically, we not only save you money but also manage to reduce the price by an amount that often exceeds the cost of our services.
Legal Support for the Transaction
Once all the purchase conditions have been agreed upon and you’re ready to sign a deposit agreement, our agency’s assessor will take over the legal matters entirely. If you are unable to attend in person, the assessor will arrange the transaction through power of attorney. For this, we ensure:
- Transaction security: checking for encumbrances, unpaid utilities, and other legal aspects.
- Document preparation for the notary.
- Assistance on the day of the transaction at the notary and the bank, including verbal translation.
- Calculation of cadastral value.
- Transfer of utility contracts to the new owner (electricity, water, taxes, etc.).
- For non-residents: fiscal representation, with receipt of official letters and notifications from the tax authorities for three years following the transaction.
- Assistance with opening a Spanish bank account and obtaining an NIE number.
On the day of the transaction, you’ll receive the keys to your new property in Spain, and our agency will have a happy client who will gladly recommend Granfield Estate to their friends.
Service Fees
The standard fee for agent and assessor services, who handle all legal matters and prepare a turnkey transaction, is €2,590 (including VAT and obtaining an NIE for one buyer). If the property was selected from our website, the fee is reduced to €1,590, as all the options listed with us have already been verified at the owner’s expense.
Additional: +€100 for an NIE if there are two or more buyers; mortgage arrangement – +€500.
