What if you have specific requirements and need a unique property that isn’t available on our website? Unlike other agencies, we do not limit you to our listings. You can independently select any property from websites like Idealista, Fotocasa, or even directly from the owner, and send it to your personal Granfield Estate agent for analysis.

Property Viewings and How Our Agents Work

Your personal agent will organise viewings and accompany you to inspect the property. Our agents are prohibited from persuading you to choose a specific property; they can only honestly highlight the pros and cons if you ask them to. They will also help clarify important details such as taxes, maintenance fees, and the possibility of obtaining a tourist licence.

Negotiating the Price: Can You Bargain?

Of course, yes! We know the market and real prices, and we engage in well-reasoned price negotiations with the owner. Therefore, in most cases, we manage to save our clients money, often negotiating an amount greater than the cost of our services.

Once all the terms of the deal are agreed upon and you are ready to sign the reservation contract, our agency's assessor will step in. Their role is to provide complete legal support for the property purchase in Spain. If you are unable to be present in person, our assessor will arrange the purchase of your property through a power of attorney without requiring your active participation. To do this, we offer:

  • Transaction Security: Requesting documents to check the property, such as encumbrances in the state registry, utility debts, community fees, and property certificates.
  • Current Cadastral Value Calculation.
  • Document Preparation for the Notary, including accompanying you to the notary for the power of attorney and the transaction, along with oral translation.
  • Utility Contract Transfer: After the deal, we transfer utility contracts (electricity, water, community fees, taxes) to the new owner’s name.
  • Fiscal Representation for Non-residents, receiving correspondence from government bodies for three years after the transaction.
  • Opening a Spanish Bank Account.
  • Obtaining an NIE number. On the day of the transaction, you will receive the keys to your new home in Spain, and our agency will gain another happy client who will be eager to recommend Granfield Estate to their friends.

Our Service Fees

The standard fee for an agent who helps you choose and view properties, plus the assessor responsible for legal matters and preparing a "turnkey" transaction, is €2,590*.

If you select a property from our website, the price will be lower because all properties listed on our site have already been verified, and the owner pays for this verification and listing. Therefore, our services will cost you only €1,590*.

Frequently Asked Questions

Is it mandatory to choose a property only from the Granfield Estate website?

No. This is one of the key differences of our agency: we help you buy any property — from our website, from Idealista, Fotocasa, or directly from the owner. If you find something interesting anywhere — just send the link to your agent, and we will check the property and take the deal into work.

How does a Granfield Estate agent differ from a regular realtor?

Our agents represent the interests of the buyer, not the seller. They do not receive a commission from the seller and are not interested in "selling" you a specific property. The agent will honestly tell you about the pros and cons of the property, negotiate the price, and ensure the legal purity of the transaction through our assessor.

Is it necessary to come to Spain to complete the purchase?

No, it is not necessary. If you cannot be present in person, our assessor will organize the purchase through a notarized power of attorney (poder notarial). You sign the power of attorney with a notary in your country or during a short visit to Spain, after which we carry out the entire procedure until you receive the keys on your behalf.

What is included in the cost of Granfield Estate services?
