Costa del Sol Property Guide: Malaga to Gibraltar

Costa del Sol: Spain's Other Coast

Costa del Sol — the "Sun Coast" — runs 150 km along Malaga province from Nerja in the east to Manilva near Gibraltar in the west. If Costa Blanca is known for value, Costa del Sol is known for prestige. Marbella, Puerto Banús, and the Golden Mile have made this coast synonymous with luxury living.

But there's much more to the Costa del Sol than yachts and designer boutiques. Fuengirola has a massive Scandinavian community. Nerja offers unspoiled charm. Estepona has reinvented itself as one of Spain's prettiest towns. And Malaga city has undergone a cultural renaissance that rivals Barcelona.

Town-by-Town Guide

Malaga City — The Cultural Capital

No longer just a gateway airport — Malaga has become a destination in its own right. The Picasso Museum, Centre Pompidou, Carmen Thyssen Museum, and a revitalised historic centre have transformed the city. A booming tech scene (Google has a cybersecurity centre here) and excellent gastronomy add to the appeal.

Prices: Historic centre €2,500–4,000/m². East (El Palo, Pedregalejo) €2,000–3,000/m². West (Teatinos) €1,800–2,500/m². 2-bed apartment: €150,000–300,000.

Marbella — Luxury and Lifestyle

Spain's most glamorous address. The Golden Mile between Marbella and Puerto Banús is billionaire territory. But Marbella also has a charming Old Town (casco antiguo), family-friendly beaches, and neighbourhoods at various price points.

  • Golden Mile / Puerto Banús: €4,000–10,000/m². Luxury villas €1M–20M+.
  • Nueva Andalucía ("Golf Valley"): €3,000–5,000/m². Apartments from €250,000.
  • San Pedro de Alcántara: €2,500–3,500/m². More authentic, better value.
  • East Marbella (Elviria, Cabopino): €2,500–4,000/m². Family-oriented.

Estepona — The Garden of the Costa del Sol

Estepona's transformation has been remarkable. The old town is now adorned with murals, flower pots, and orchid gardens. It's become the "affordable Marbella" — the same climate, nearby golf, good beaches, but at 30-40% lower prices.

Prices: €2,000–3,500/m². 2-bed apartments from €160,000. New builds with sea views from €250,000.

Fuengirola — Scandinavia-on-Sea

One of the largest Scandinavian communities in Spain. The Finnish school, Swedish church, and Norwegian Association all have a presence. A proper year-round town with a 7 km beach, castle ruins, weekly flea market, and an excellent zoo.

Prices: €2,000–3,200/m². 2-bed apartments from €140,000. Excellent rental yields thanks to year-round Scandinavian demand.

Benalmádena — Theme Parks and Marina

Three zones: Benalmádena Pueblo (white hillside village), Arroyo de la Miel (inland commercial centre), and the Costa (beach strip with Puerto Marina). A popular family destination with Tivoli World, Sea Life, and a cable car to the summit.

Prices: €1,800–3,000/m². 2-bed apartments from €130,000.

Mijas — Hillside Charm

Mijas Pueblo is the famous white village with donkey taxis — a tourist attraction that's also a legitimate place to live with stunning valley views. Mijas Costa below offers beachfront living at lower prices than Fuengirola or Marbella.

Prices: Pueblo €1,800–2,800/m². Costa €2,000–3,200/m².

Nerja — Unspoiled Beauty

The eastern edge of Costa del Sol — dramatically different from the developed west. Famous for the Balcón de Europa viewpoint, cave system, and relatively untouched coastline. Less international infrastructure but far more Spanish character. Popular with those seeking authenticity.

Prices: €2,000–3,200/m². 2-bed apartments from €140,000. Villas €300,000–700,000.
