Types of Villas and Houses

Townhouse / Duplex (from €130,000)
A townhouse is a two or three-storey home sharing walls with neighbouring properties. A duplex (semi-detached) shares one wall. Floor area from 80 to 120 m², usually 2-3 bedrooms, private rooftop terrace (solarium), sometimes a small plot.
The main advantage is price and a communal pool included in the comunidad fee. Maintenance costs are lower than a detached villa: comunidad of €50-80/month covers the pool, garden, and area lighting.
Townhouses in Torrevieja are concentrated in urbanisations: Torreta III, Los Balcones, Aguas Nuevas, Punta Prima. These are quiet areas with green spaces, playgrounds, and all necessary infrastructure.
Villa with Pool (from €250,000)
The classic Mediterranean villa: a detached house on its own plot (200-800 m²), with private pool, garden, parking, and terraces. House area from 100 to 250 m², typically 3-5 bedrooms.
For €250,000-350,000, you can buy a 2000s-era villa in good condition with 3 bedrooms and a pool, 10-15 minutes from the sea. For €400,000-500,000, more spacious options with updated design, closer to the coast.
Detached House / Finca (from €200,000)
A finca is a Spanish country house, often on a large plot (from 1,000 m²). This option suits those who value privacy and space. Fincas are located outside the city limits, in rural areas between Torrevieja and San Miguel de Salinas or towards Bigastro.
Finca prices start from €200,000, but note: some were built without full permits (escritura de obra nueva), which can cause problems when selling. Always check the legal status through a Nota Simple and consult a lawyer.
Best Areas for Buying a Villa
Villamartin and Las Ramblas
Villamartin is one of the most prestigious areas for buying a villa near Torrevieja. Famous golf club, well-maintained streets, international community. Villas from €280,000, townhouses from €150,000. The large La Zenia Boulevard shopping centre is nearby.
Las Ramblas adjoins Villamartin, with its own golf course. Newer development, modern villas from €350,000. A quiet area with panoramic valley and sea views.
San Miguel de Salinas
A small Spanish town 15 minutes from the coast. Villa prices are significantly lower here — from €200,000 for a house with a pool. The downside: distance from the sea. The upside: authentic Spanish atmosphere, low prices, tranquillity. Popular with Scandinavians and Brits.
Ciudad Quesada
A large urbanisation with developed infrastructure: shops, restaurants, medical centres, all on site. Villas from €250,000, townhouses from €140,000. The area sits on elevated ground, and many villas have panoramic views. Beach (Guardamar or Torrevieja) is 10-15 minutes by car.
La Siesta and El Chaparral
Areas within Torrevieja's city limits, to the southwest. A mix of townhouses, bungalows, and small villas. Prices from €150,000 for a townhouse, from €250,000 for a villa. Beach (Playa de los Náufragos) is 10-15 minutes on foot. A good option for those wanting to be in the city but have their own house.

Luxury Villas: The €500,000+ Segment

The premium segment in Torrevieja covers villas from €500,000 to €1,500,000. For this money, you get:

What's the difference between a villa and a chalet in Spain?
In Spanish terminology, "chalet" and "villa" are practically synonyms: both mean a detached house on its own plot. Chalet is more commonly used for more modest houses, villa for more prestigious ones. In listings you'll also see "chalet adosado" (townhouse) and "chalet pareado" (duplex/semi-detached). When searching, use both terms so you don't miss options.
How much does it cost to build a villa in Torrevieja?
Turnkey construction costs €1,200-1,800 per square metre (excluding the plot). A 150 m² villa = €180,000-270,000 for construction + €50,000-150,000 for the plot. Total from €230,000. The plus: you get exactly what you want. The minus: the process takes 12-18 months, you need an architect, licencia de obras (building permit), and strict contractor oversight.
Do you need to be a resident to buy a villa?
No, an NIE (foreigner's identification number) is sufficient. Non-residents buy villas in Spain on the same terms as residents. The only difference is that when selling, non-residents pay a flat 19% capital gains tax, while residents pay on a progressive scale.
