Denia is the capital of the Marina Alta and the point where the Costa Blanca changes character: pine-covered slopes of Montgó instead of flat scrubland, a working harbour with ferries to Ibiza and Mallorca, and a castle above the old town. UNESCO named it a City of Gastronomy — the reason many buyers come once and then come back.
Property in Denia
The coastline splits in two here. North of the port stretch Las Marinas: kilometres of sandy beach lined with low-rise developments, where most of our listings sit — several of them within 100 metres of the water. South lie Las Rotas, rocky coves with clear water, popular with divers and quieter year-round.
Our current stock in Denia is apartments and penthouses between €333,000 and €675,000, mostly two and three bedrooms with terraces. Prices here run above the southern Costa Blanca, and the reason is simple: Denia is a genuine town of 45,000 people with a full-time economy, not a resort that empties in October.
Practical notes: Alicante and Valencia airports are each around 100 km, which is further than the southern towns but gives you two options. The Montgó natural park starts at the edge of the built-up area, and the AP-7 motorway connects north to Valencia and south to Alicante. If you want the Costa Blanca with mountains, forest and a real Spanish town, this is where to look.
