Costa Cálida: The Warm Coast
Costa Cálida — literally "the warm coast" — stretches 250 km along the Murcia region, south of Costa Blanca and north of Almería. It's Spain's best-kept secret for property buyers: genuine Mediterranean living at prices that are 30-50% below neighbouring Costa Blanca, with fewer tourists and more authentic Spanish culture.
The star feature is the Mar Menor — Europe's largest saltwater lagoon, separated from the Mediterranean by La Manga, a narrow 22 km sand strip. The lagoon's shallow, warm, calm waters (2-3°C warmer than the open sea) make it perfect for families, water sports, and year-round swimming.
Key Areas
Mar Menor — The Lagoon Coast
Towns like Los Alcázares, San Javier, Santiago de la Ribera, Los Nietos, and San Pedro del Pinatar line the lagoon shore. Los Alcázares is the hub — a pleasant town with a long promenade, therapeutic mud baths, and a growing international community (mainly British and Scandinavian).
The lagoon is perfect for sailing, kitesurfing, paddleboarding, and kayaking. Water is knee-deep for 50+ metres from shore — ideal for small children. The downside: environmental concerns about Mar Menor's water quality have been in the news (algal blooms from agricultural runoff). The regional government has invested heavily in remediation — monitor the situation before buying.
Prices: Studios from €55,000. 2-bed apartments €75,000–140,000. Villas €180,000–350,000. Among the lowest coastal prices in Spain.
La Manga del Mar Menor
The iconic sand strip — Mediterranean on one side, lagoon on the other, just 100-500 metres wide. Unique location, spectacular views, and beach access from every building. Summer is vibrant; winter is very quiet. Primarily a holiday destination — year-round living is possible but limited services in off-season.
Prices: Apartments €80,000–200,000. Premium beachfront €200,000–400,000.
Mazarrón and Puerto de Mazarrón
South of Cartagena, Mazarrón offers rugged coastline, unspoiled coves (Bolnuevo's eroded sandstone formations are stunning), and a working fishing port. Growing British community. More rural feel than Mar Menor — car essential. Excellent for those wanting nature and tranquility.
Prices: Apartments €60,000–130,000. Villas €150,000–300,000.
Águilas
The southernmost town on Costa Cálida, bordering Almería province. A genuine Spanish town with a carnival tradition, castle, and 35 km of diverse coastline. Barely discovered by foreign buyers — authentic and very affordable.
Prices: Apartments from €50,000. Villas €120,000–250,000.
Cartagena
A city of 215,000 with over 3,000 years of history — Phoenician, Roman, and Spanish naval heritage. The Roman Theatre, modernist architecture, and port area have been beautifully restored. A real city with university, hospitals, nightlife, and cultural scene. Undervalued and underexplored.
Prices: City apartments €800–1,500/m². 2-bed from €60,000–120,000.
Murcia City
The regional capital — 460,000 people, two universities, cathedral, excellent tapas scene (free tapas with every drink is still the norm here). Inland, no beach, but 30-40 minutes to the coast. Very affordable and authentically Spanish. A real city where foreigners are still a novelty.
Prices: €1,000–1,800/m². 2-bed apartments from €70,000–130,000.

Why Costa Cálida Is Cheap (And Whether It Will Stay That Way)
Several factors keep prices low:
- Airport access: Murcia-Corvera airport (RMU) opened in 2019 and still has limited routes. It's growing, but can't match Alicante's connectivity.
- Less marketing: Costa Blanca and Costa del Sol have decades of brand recognition. Costa Cálida barely markets itself abroad.
- Mar Menor environmental issues: Negative press about lagoon pollution has dampened some investor interest.
- Fewer international services: Less English-speaking infrastructure than Torrevieja or Fuengirola.
Will it stay cheap? Probably not forever. As Costa Blanca prices rise, buyers are already looking south. Corvera airport is adding routes. The Mar Menor cleanup is progressing. Early buyers may benefit from the same appreciation curve that Costa Blanca saw 15-20 years ago.
Golf
Several excellent courses including La Manga Club (3 courses, resort hotel, sports facilities), Hacienda del Álamo, Roda Golf, and La Torre Golf. Green fees are significantly cheaper than Costa del Sol — €40-80 vs €80-200.
Practical Information
Airports: Murcia-Corvera (RMU) — growing routes, mainly Ryanair. Alicante (ALC) is 60-80 minutes from Mar Menor. Many buyers use Alicante for better flight options.
Healthcare: Hospital General Universitario Santa Lucía (Cartagena) is the main facility. Hospital Universitario Virgen de la Arrixaca in Murcia city. Fewer international clinics than Costa Blanca — basic Spanish helps.
Climate: Hot, dry summers (35-40°C). Mild winters (10-18°C). Even less rainfall than Costa Blanca — one of Europe's driest regions.
