Buying a penthouse in Guardamar del Segura: what to check
Buying a penthouse in Guardamar follows the same process as any apartment purchase, but several penthouse-specific factors deserve attention:
1. Solarium ownership and access — confirm that the solarium is legally part of your property (included in the escritura) and not a shared communal space. In some older buildings, roof terraces are technically communal areas that have been informally assigned to top-floor apartments. Your lawyer should verify that exclusive-use rights are properly registered. Also check whether the community has the right to install communal equipment (satellite dishes, aerials, water tanks) on your solarium.
2. Waterproofing and insulation — penthouses are exposed to more sun and rain than other apartments, making waterproofing critical. Inspect the solarium surface for cracks, pooling water or drainage issues. Ask about the building's waterproofing membrane — it typically needs replacement every 15–20 years and is a significant cost (€3,000–8,000 for a typical solarium). Also check ceiling insulation — without adequate insulation, top-floor apartments can be uncomfortably hot in summer and cold in winter, increasing energy costs.
3. Views and future development — one of the main reasons to buy a penthouse is the view, so verify it will not be obstructed. Check the local planning regulations (PGOU) for any planned construction on adjacent plots. In Guardamar, the pine forest and dune areas are protected, so views towards the sea and forest are largely guaranteed. However, views towards the town centre or inland may be affected by future building projects.
4. Building lift and accessibility — many older buildings (pre-2000) in Guardamar do not have lifts, which means climbing 3–5 flights of stairs to reach a penthouse. This limits the buyer and tenant pool (particularly for retirees) and can affect resale value. For buildings without lifts, expect a 10–15% price discount compared to equivalent penthouses in buildings with lifts. If the building has a lift, check that it reaches the solarium level — in some buildings, the lift only goes to the top apartment floor, requiring stairs to reach the roof terrace.
