The dominant property type. The town developed primarily with low-rise residential complexes — 3 to 5 floors, typically with a communal pool and parking. Apartments range from compact studios of 45-55 m² to spacious three-bedroom units of 90-120 m².
Entry prices start at €90,000 for a one-bedroom apartment in a complex with a pool. For €120,000-150,000, you can find a well-maintained two-bedroom apartment within a 5-10 minute walk from the sea. New builds start at €150,000 for one-bedroom and €180,000-220,000 for two-bedroom units.
Penthouses (Áticos)
Penthouses in Los Alcázares occupy the top floors of low-rise complexes with large terraces, often overlooking the Mar Menor or the town. These are not Manhattan-style penthouses — think more of a top-floor apartment with a 20-60 m² terrace, sometimes with a private solarium on the roof.
Prices begin at €200,000 on the resale market. New penthouses with terraces of 40 m² or more and lagoon views start at €250,000-350,000. Premium options with panoramic Mar Menor views and direct beach access can reach €400,000-500,000.
Ground Floor with Garden (Planta baja con jardín)
A popular format — a ground-floor apartment with a private garden. Garden area is typically 20-50 m². It is a compromise between an apartment and a townhouse: your own outdoor space without the maintenance costs of a detached house. Prices: from €110,000 resale, from €160,000 new build.
Townhouses (Adosados)
Two- or three-storey terraced houses. Typically 3 bedrooms, 2-3 bathrooms, a private roof terrace. Built area of 90-140 m² plus terrace. Prices: from €150,000 resale, €200,000-280,000 new. Townhouses in urbanisations with communal pools start at €170,000.
Villas (Chalets / Villas)
Detached houses with plots. There are few within Los Alcázares itself — the town is compact and densely built. Most villas are in suburban urbanisations. Prices: from €250,000 for a 3-bedroom villa with a pool, premium options on the Mar Menor front line from €500,000.

The primary flow is Spanish families from Murcia, Madrid and Castilla-La Mancha. The Mar Menor is a traditional holiday destination for Murcians, and Los Alcázares is one of the lagoon's main resorts. Winter Snowbirds (October–April)
Scandinavians, British, Germans and Dutch arrive for 3-6 month stays. They rent for the whole period at €500-900 per month. Suburban Urbanisations
Roda Golf, La Serena Golf, the Mar de Cristal area. Villas and townhouses with pools. Quieter, more space, but a car is needed. A solid option for families and long-term tenants. Prices 15-25% lower than in the centre.
New Developments near the Air Base
The zone west of town, along the road to San Javier. Active construction of new complexes. Prices from €140,000 for one-bedroom apartments. Not yet an established neighbourhood, but above-average growth potential.

- Proximity to the sea matters most. Properties within a 5-minute walk from the beach rent 2-3 times faster than those 15 minutes away.
- A pool in the complex is mandatory. Apartments without a pool lose 30-40% of their rental potential.
